Multifamily property management requires coordinated systems for resident communication, unit and common-area inspections, maintenance response, vendor work, staffing, leasing, documentation, and supervisory review. I examine whether those systems were reasonably designed and whether the available record shows they were followed.

The analysis can address stabilized communities, acquisition transitions, renovations, and other operating environments where ownership objectives must be translated into consistent site-level practices.

Questions I evaluate

  • How resident notices and complaints were received, prioritized, assigned, and closed.
  • Whether unit, building, amenity, and exterior inspections were appropriately structured.
  • How moisture, mold, pest, habitability, and life-safety concerns were escalated.
  • Whether access controls, gates, barriers, and temporary conditions were managed consistently.
  • How site personnel were trained, supervised, and supported by regional management.
  • Whether third-party scopes, insurance, access, work quality, and completion were verified.

Materials may include the management agreement, resident files, leases and addenda, inspection forms, maintenance histories, resident communications, vendor contracts, policies, training records, staffing documents, photographs, incident reports, acquisition due-diligence materials, renovation records, deposition testimony, and owner reporting.
