Fee schedule.
Rates are the same for plaintiff and defense retentions and are not contingent on the outcome of any matter. Time is billed against an advance retainer, with detailed time records supporting every invoice.

Retainer and Billing
An advance retainer is required before work begins. The retainer amount is set in the engagement agreement, is applied against hourly charges as work is performed, and any unused balance is returned at the close of the engagement.
Invoices are concise and are supported by detailed, contemporaneous time records that identify the date, the task, and the time spent.
Testimony minimums apply to each deposition, trial, arbitration or hearing day. Scheduling, cancellation and payment responsibility for testimony time are addressed in the engagement agreement.
Expenses and Travel
Reasonable out-of-pocket expenses are billed at cost with no markup. These typically include airfare, lodging, ground transportation, meals during travel, document reproduction and shipping, and any third-party services requested by counsel.
Travel time is billed at the travel rate shown above. Where travel and billable work occur on the same day, each is billed at its own rate for the time actually spent.
What the Rates Cover
Expert services are limited to property-management and owner-side operating practice for commercial and multifamily properties: standard-of-care analysis, maintenance and work-order systems, premises safety and security programs, resident and tenant communications, vendor oversight, utility billing and lease administration, and the management-response record. Engineering, code-official, medical and legal conclusions are reserved to other disciplines.
Rates do not vary by retaining side, by jurisdiction, or by the outcome of the matter.
How Engagement Begins
Retention follows a conflict check. Use the conflict-check intake to provide the parties, jurisdiction, key dates and a non-privileged factual summary. After conflicts clear, you will receive an engagement agreement that incorporates this schedule and sets the retainer for your matter.
Matters referred through expert-referral platforms are billed on the same schedule through the platform's payment process where one applies.
